Capture and submit property condition reports on-site using guided digital templates. Every item is recorded against the statutory test - clean, undamaged and in working order - and then goes further, with a five-point condition rating from Excellent to Damaged that can be tracked over time. A tidy, branded PDF is generated and shared with the incoming or outgoing resident, with a permanent record kept against every dwelling.

Sign-off & storage
Sealed. Securely stored. Job done.
The prescribed form asks the operator to sign the report and give the resident copies, and asks the resident to sign if they agree with it. Lumin Property does both on the spot - or defers and emails.
On the spot sign-off
The inspector signs in the app, then the resident signs if they are present and agree. Not present? Skip, lodge, and email an electronic copy instead.
Secure vault
Lodged and signed reports are stored in a secure online vault, kept permanently against the dwelling and ready for audit.

When a report is sealed we take a fingerprint of the file and store the result - a layer of tamper resistance behind every record.

Built for the new retirement village legislation
In Victoria the prescribed premises condition report has been an obligation since 1 May 2026, and from 1 September 2026 the standard form residence contract becomes mandatory - the condition report is one of the documents that goes with it. New South Wales moved earlier, with annual capital maintenance reporting and asset registers kept current. Villages in other states have asked for the same tool, because good condition reporting is good practice anywhere.
And once a resident gives notice, the clocks start. Lumin captures the report in the field - ratings, photos and notes - then signs, seals and shares it, with a permanent record kept against every dwelling.
