    What is Lumin Property?

    Lumin Property is Lumin's field app for village property and maintenance teams. It brings three jobs that usually live in separate systems — compliance documentation, maintenance, and asset monitoring — into a single tool that works in the field, on a phone, room by room.     Condition reports, built for the Acts

    Condition reports are captured on-site using guided digital templates:

    • Reports are categorised as move-in, move-out, or ad hoc, with resident sign-off captured in the app on move-in and move-out
    • Each item is assessed against the statutory format — clean, undamaged, working — with photos and voice notes captured on the phone, room by room
    • E-signatures are captured in the app for ease and compliance
    • A tidy, branded PDF is generated automatically and shared with the incoming or outgoing resident
    • A permanent, time-stamped record sits against every dwelling, ready for audit
    • The app works offline and syncs the moment it's back in range Lumin Property is built with the condition-report obligations of the Victorian and New South Wales retirement village legislation in mind — and it's useful for good-practice condition reporting in any village, in any state.

    Maintenance requests, in the same place

    Maintenance requests flow into the same app, on a rebuilt task platform — so the team fixing the tap is working from the same tool as the team documenting the dwelling. Follow-up actions can be assigned and tracked through to completion.

    Assets, watched live

    • Smart assets — Lumin CareHubs, pendants, wall buttons, smoke relays, and connected sensors — report their status in real time, with connectivity and battery life monitored continuously. Faults surface the moment they happen, not at the next inspection.
    • Everything else on schedule — assets that still need hands-on care (AC split systems, fire equipment, hot water systems and the like) sit on a scheduled maintenance plan in the same app.
    • An asset register holds the full maintenance history and planned works against every dwelling.

    The manager's view

    Every inspection, condition report, device alert, and task syncs in real time to the Lumin Community Management Portal — so managers see the whole village at a glance: assets, tasks, and emergency systems in one live view.
